Langford's housing stock skews newer, which means a lot of poured-concrete driveways, vinyl siding, and composite decking that picks up a full season of grime between cleans. The Pacific wet season leaves algae on north-facing walls and tire-tracked staining on driveways by the time March arrives. We run a hot-water pressure washing rig across Langford driveways, siding, patios, and walkways, using biodegradable detergent on anything showing organic growth. One visit, surfaces sorted, no streaks left behind.

We quote flat-rate, never hourly. Below is what every job covers, in writing, before we start.
Every job starts with a cold rinse to clear loose debris before the hot water goes down. Skipping this step grinds grit into the surface and leaves micro-scratches on sealed concrete.
Cuts through tire marks, oil, and algae that a cold-water unit or garden hose won't shift. Makes a visible difference on older staining that has had time to set.
High pressure on cladding pushes water behind the panels and into the wall cavity. We drop the pressure and let the detergent do the lifting instead.
Kills it at the root rather than blasting the spores sideways to regrow next season. Better for the lawn and your neighbour's garden bed, too.
Treated wood and cedar get a separate solution mix and lower pressure than concrete. We don't run the same settings on every surface.
If we missed a section, we catch it on-site and sort it before packing up, not in a follow-up email the next day.

These are the typical ranges. Your exact flat-rate goes in your written quote, no surprises on the day.
Heavy oil staining, significant algae load, or lots larger than standard may carry a small surcharge. We'll tell you in writing before we start.

A driveway alone runs one to two hours. A full house siding job, including setup and final rinse, takes two to four hours on a typical Langford lot. If you're combining driveway and siding in the same visit, plan for a half-day and we'll get both done in one shot.
Not with the right pressure setting. Vinyl needs a much lower bar than concrete. We adjust nozzle type and angle for each surface and do not run everything at full power. The detergent does most of the work on siding; the rinse just clears it off.
Once a year keeps most Langford driveways clean. If you have overhanging trees dropping sap or needles onto the pad, twice a year stops the staining from setting in. We can give you a read on the right frequency when we do the quote.
Hot water plus a degreasing detergent lifts most oil staining significantly. Deep-set or years-old stains may fade rather than disappear entirely. We'll give you an honest read on what to expect before we start, not after.
No. All the work is exterior. Let us know gate or side-yard access when you book, and we'll handle it from there. We send a photo summary when we're done so you can see the result without having to wait around.
Send us a few details. A local Chirp partner serving your area will reach out from the queue, usually within 48 hours.
